Lithia’s origins are rich in agriculture like cattle ranching, citrus, and berries, as well as phosphate which are continued to the present day. Families are drawn to the area for A+ school ratings and a warm sense of community. Lithia has a variety of homes ranging from large sprawling estates to quaint new build townhomes. There is no shortage of things to do in Lithia, Fl. This southeastern suburb of Tampa is very family friendly and laid back with great outdoor activities..Â
There are numerous parks and preserves to explore. The Alafia River State Park is popular with outdoor enthusiasts as it has over 20 miles of mountain biking trails, hiking trails, and reserved equestrian areas. The park also offers fishing and canoeing to the South and picnic pavilions and campgrounds throughout. Another favorite would be Lithia Springs Conservation Park. This park is well known for its clear, natural spring fed swimming hole that is a crisp 72 degrees year round. Other activities include fishing, hiking, and 45 campsites for RVs or tents which can be booked online for a small fee.
Lithia also has great outdoor sport recreation. FishHawk Sporting Clays is a family owned shooting range on 80 acres of woodland. They have a great facility with different services like a pistol range, trap and skeet shooting, and four different sporting clay courses. They are able to host team building events, birthdays or bachelor parties, corporate events, and more with their large covered pavilion that can accommodate 200 seated guests. They offer four person carts (similar to a golf course), as well as 12 gauge and 20 gauge shotguns for rental.Â
Speaking of golf, River Hills Country Club is a private golf course with memberships available for both residents and non-residents. River Hills is family-friendly where members enjoy championship golf, tennis, swimming, fitness, and a social calendar filled with activities and events for everyone. They have individual, family, and corporate membership options.
Lastly, a huge hit and must do, is only a short 25 minute drive away in Plant City. Parkesdale Farm Market is the largest Strawberry, Citrus, and Produce Market in Florida. They also have plant nurseries where they produce flowering plants and ship nationwide. November through April is the busy season to visit, but they are open year round. You will definitely want to check this place out and try a crowd favorite milkshake. In season (Jan-April), people travel just to try their famous strawberry shortcake.

We are going to go over some of the best neighborhoods in Lithia. Although Lithia is full of open green acres, it is well known for some of its charming communities.
FishHawk is probably the most desirable neighborhood in Lithia and it’s no question why. They have a spectacular community with amenities, nature trails, and some of the highest rated schools. The neighborhood was originally a ranch thus the name FishHawk Ranch which spans over 3000 acres. You can expect to find everything from villas and townhomes to single family and luxury homes. The renowned amenities that really make this place stand out include a Lake House, Aquatic Center, multiple clubhouses, a skate park and a tennis center.Â
Hawkstone is the new master-planned community located in Lithia. The resort style amenities and variety of larger floorplans make this a very up and coming community. Currently Homes by Westbay is the premier builder and 4-5 bedroom homes start around $600k and up.Â
Channing Park is a middle of the road community in age and price. Most homes are 3-4 bedrooms, over 2000 square feet, and built in the early 2000’s. The community still has some great amenities like a pool, soccer and basketball facilities, a fitness facility, and dog park.

Lithia is a moderate commute to Tampa. As a very eastern suburb, the best route is to take FL-618 Selmon Expressway and Lithia Pinecrest Road which will take around 40 minutes or more during heavy traffic hours.
